Designed by Seattle’s LMN Architects, 4th & Columbia combines all the elements of a thoughtful, self-contained neighborhood – creating walk-to-work opportunities and collaborative office space, transit-oriented features and neighborhood-friendly-retail, sustainable design and locally-inspired amenities, services and public art. LMN’s work has received particular acclaim for engaging the public realm in unique expressions of place, as demonstrated by more than 200 local, regional, national and international design awards, including seven National AIA awards (including the 2016 AIA Architecture Firm Award — generally regarded as the highest level of design achievement). Designed to fit within the fabric of Seattle life, 4th & Columbia offers a variety of apartment options suited for a diverse range of the local community – from smaller live-work studios tailored to urban creatives to larger two- and three-bedroom residences for growing families.

Public Art

Crescent Heights® has a long standing commitment to local art. 4th & Columbia will carry our mission of integrating the works of local artists within the project's design – including a rotating gallery within the lobby, amenity spaces and interior corridors. We will enhance the site with native plantings and green walls capturing the beauty of the Pacific Northwest, elevating everyday spaces that connect people and the places they share.

Neighborhood Retail

Crescent Heights® Seattle has teamed up with Graham Baba – Seattle’s home-grown interior geniuses behind some of the city’s most notable dining locales – to create sought-after retail and office spaces that highlight the best of Seattle living. 4th & Columbia will be home to a creative mix of stores uniquely tailored to fit the needs and identity of the local community, with room for both an open food market and anchor tenant, ideally a restaurant or lounge and bar, featuring an expansive double-height space complete with mezzanine for residents and patrons to enjoy and multiple areas for respite with indoor/outdoor seating.

Sustainability

Designed to be sustainable for generations to come, 4th & Columbia embraces a transit-oriented lifestyle and leading-edge technologies that minimize our impact on the environment and reduce our energy consumption and carbon footprint. We pioneer the use of urban water recycling, renewable energy, and locally-sourced construction materials. The project proposes an extensive amount of bicycle storage, car and bike-sharing options, electric car-charging stations, and access to various forms of alternate public transportation.

Community

Preserving and paying homage to the civic character of the surrounding buildings, 4th & Columbia will transform a couple of parking lots in a 9-to-5 business district into a vibrant 24/7 community. Creating a welcoming hub for civic and cultural life, the project features new public gathering spaces enriched with beautiful landscaping, lush greenery and comfortable seating areas.

Job Creation

Crescent Heights® builds Union and has for over 30 years. The development of 4th & Columbia will not only lead to temporary construction jobs but to the creation of permanent locally-fulfilled employment – from ongoing management and service to new retail and business opportunities.
